Comments: Harveston is generally considered the premier master planned community in the Southern California Inland Empire. The community was developed around a centerpiece 8-acre lake. Harveston was entitled from 1998 to 2001 and developed thereafter.
Rosena Ranch
Location Fontana, California
Size: 320 acres consisting of roughly 2,100 homes, a K-8 school, and a community swim and recreation center.
Comments: Rosena Ranch is a new community in the County of San Bernardino. The project posed many challenges including almost $80M of offsite improvements, the development of a K-8 school that overlaps two school district boundaries, and a large CFD.
The Bridges
Location Rancho Santa Fe, California
Size: Roughly 350 acres consisting of 250 custom lots and an 18-hole golf course.
Comments: The Bridges is an ultra exclusive community centered in rolling hills and an 18-hole golf course. The centerpiece of the community is a beautiful Tuscan style clubhouse complete with its own vineyard.
Coto de Caza
Location Orange County, California
Size: Roughly 5,000 acres consisting of 4,000 homes and two 18-hole golf courses.
Comments: Coto de Caza is one of the premier master planned communities in Southern California. Its development occurred from about 1975 to 2000. In the late 90's, the southern portion of the community was developed by Lennar.
Escena
Location Palm Springs, California
Size: 360 acres consisting of roughly 1,200 attached and detached homes and an 18-hole golf course.
Comments: Escena represents the first new master planned golf course community in Palm Springs in over 20 years. The project includes a Nicklaus Design course and clubhouse. Escena was designed to blend with the architectural history of Palm Springs including its Spanish and Modern roots.
Stevenson Ranch
Location Santa Clarita, California
Size: 3,000 acres
Comments: Stevenson Ranch is a renowned community just north of Los Angeles. This project posed many challenges including hillside grading and water availability issues.
Greer Ranch
Location Murrieta, California
Size: 380 acres consisting of roughly 600 homes, community swim and recreation center.
Comments: Greer Ranch is a guard–gated hillside community. The community was developed in partnership with the landowners – the Greer Family.
Sunset Crossroads
Location Banning, CA
Size: 400 acres projected 1,800 homes and a 30 acre freeway commercial center.
Comments: Sunset Crossroads represents a traditional community with various trails and recreational features.
Bressi Ranch
Location Carlsbad, CA
Size: 585 acres consisting of 623 lots and two million square feet of commercial.
Comments: Bressi Ranch is an award winning "smart growth concept" community centered around a private clubhouse and Olympic-sized swimming pool.

Tom Banks has more than 25 years of real estate experience with expertise in acquisitions, entitlements, horizontal and vertical development, dispositions and joint venture partnerships and management.
As founder and principal of Greencrossing Real Estate Companies, Banks is responsible for company strategy, engagements, sourcing acquisitions, as well as managing finance, acquisition, due diligence, entitlement and development project teams per client need. Prior to Greencrossing, Banks served as regional vice president of Lennar Corporation where he was responsible for the Southern California Inland Empire region. This region consistently had annual land and homebuilding revenues in excess of $500 million. Prior to his regional responsibilities, Banks created Lennar Communities' start-up Inland Empire land division where he served as division president. In addition to Lennar, Banks has held senior level management positions with Richmond American and The Irvine Company.
